Translation

5 And the one sitting upon the throne said, “Behold, I am making all things new.” And he said to me, “Write, for these words are faithful and true.” 6 And he said to me, “It has come to be! I am the Alpha and the Omega, the beginning and the end. I myself will give to the one who thirsts from the spring of the water of life, without cost. 7 The conquering one will inherit these things, and I will be to him God, and he will be to me a son. 8 But to [or as for] the cowardly, and unbelieving, and detestable, and murderers, and sexually immoral, and sorcerers, and idolaters, and all liars, their part [will be] in the lake that burns with fire and brimstone, which is the second death."

v.5: ὁ καθήμενος is functioning as a substantival participle.
(It is the nominative subject of the clause.)
v.6: γέγοναν: perfect, active, indicative, third person, plural from γίνομαι.

v.8: What is the antecedent for the relative pronoun in the final clause? Answer: τὸ μέρος.
The antecedent must match the relative pronoun in gender and number (the case may be different). τὸ μέρος is the only neuter singular noun to match the relative pronoun ὅ. It cannot be τῇ λίμνῃ since that is feminine.
